Which Applies to You

A maisonette with its own ground-floor entrance is priced as a house because it usually needs the external perimeter work. If you are unsure, describe it and we will tell you before booking.

Why a House Usually Costs More

• More external wall to treat at the perimeter
• Path, patio and border edges where nests sit against the wall
• An accessible subfloor void in an older property
• More entry points through original airbricks, old mortar and shrunken boards
• More internal ground-floor area to cover
• Often a garage or outbuilding as well

In a Converted Flat

• A ground-floor flat is usually the one with the trail, because the nest is outside it
• An upper-floor flat with ants usually means they are travelling up a service run or a shared void
• A period conversion keeps its original floor voids, which can run between units
• Which means the source may not be in your flat
• Ask the flat below before you assume it is yours
• Communal areas are the freeholder's or agent's to instruct

What We Do Not Charge For

How the Treatment Is Done

• Find the trail and follow it to the entry point
• Locate the nest where possible — often outside, under a slab or against a warm wall
• Place gel bait on the foraging route, out of reach of pets and children
• Treat the external perimeter and the nest itself where accessible
• Advise on the physical fixes — and on what must not be sealed
• Return if the colony persists, within the same price

What Not to Do Beforehand

• Do not spray the trail. It scatters the foragers and makes baiting harder
• Do not put down supermarket bait stations the day before — competing bait dilutes ours
• Do not seal the airbricks. Blocking subfloor ventilation causes damp and rot
• Do not deep-clean the trail route just before we arrive; we need to see it
• Do photograph the trail if it comes and goes

For Landlords

• Published prices mean a tenant report can be authorised without a quotation
• Follow-up included means one invoice
• Ask where the ants are first — if it is the garden, nothing is needed
• In a converted building, establish whether it is one flat or several
• A written record supports any tenant discussion
