What Does Each One Cost and Do?
Treatment — £240 house, £190 flat — deals with the rats present now. Proofing — £180 — closes the way in so it does not recur.
Most properties with an identified entry point need both. On an older building, proofing means meshing and sympathetic repair rather than sealing everything solid.

What Each One Does
| Treatment | Proofing |
| Purpose | Remove the rats present | Close the way in |
| Price | £240 house / £190 flat | £180 |
| Visits | Multiple, over 2–3 weeks | Usually one, up to an hour |
| Result | Activity stops | Recurrence prevented |
| Alone, is it enough? | Not if a route is open | Not if rats are already inside |
Why We Price Them Separately
- Not every property needs proofing. Some have no identifiable entry point to close
- You can see what you are paying for. A single bundled figure hides which part is which
- You can decide. If we recommend it, that is a recommendation with a number attached
- And on an older property the proofing may need more thought than an hour allows, which is better said than hidden

Proofing an Older Property
The part that differs here, and it is worth being specific.
- Airbricks are meshed, not filled. They ventilate the subfloor and sealing them causes damp
- Original cast-iron or clay airbricks can usually be kept and meshed from behind
- Solid walls have no cavity, so there is no cavity route to close — which simplifies things
- Low-level gaps in older brickwork may need mortar rather than filler
- A cellar grating or coal hatch may need meshing
- Service entries through a thick solid wall are deeper and need packing properly
- Nothing that alters the visible fabric without checking whether consent is needed
On a period house, the aim is proofing you cannot see from the pavement. That is usually achievable, and it is worth asking for.
Listed Buildings and the Conservation Area
- Pinner village has a conservation area and a number of listed buildings
- Treatment is unaffected — bait and traps change nothing about the fabric
- Proofing may be, where it means altering brickwork, an original airbrick, or a visible external feature
- Meshing behind an original feature is usually the sympathetic answer and often avoids the issue
- Replacing an original airbrick with a modern one is the thing most likely to need consent
- Check with Harrow Council before altering anything on a listed building
- We will flag it where we think it applies — we are not the authority on it, but we will say
None of this is a reason to leave a property unproofed. It is a reason to choose the method carefully.
What £180 Covers
- Suitable small-hole proofing in appropriate materials, up to one hour
- Meshing airbricks where they are damaged or open
- Pipe and service penetrations at low level
- Threshold and external door gaps, including a brush strip where suitable
- Cable and meter box entries
- Gaps at an extension junction, where reachable
- Advice on anything larger that needs a builder
What It Does Not Cover
- Structural building work — rebuilding brickwork, repointing, replacing a door
- Drainage repairs. An older failed run needs a drainage contractor and usually a camera survey
- Roof-level work — a roofer's job
- Replacing original features, which may need consent
- Work beyond an hour, though we tell you what remains and what it would take
When You Need Both
- Rats are inside and we can identify how they got in
- This has happened before at the same property
- There is an identifiable defect — a cracked airbrick, an open pipe penetration
- The subfloor void is involved
- You are letting the property and want it dealt with rather than managed
When treatment alone is enough
- A one-off entry through a door left open, since closed
- A short-lived garden-fed problem you have already removed the food source for
- A flat with no identifiable structural route in
- Building work nearby that has now finished
When proofing alone is enough
- You have found a defect but there is no sign of anything inside
- A neighbour has an active problem and you want to close your side
- You are moving in and a survey flagged historic rodent evidence
- Preventative work on an older property with open or damaged airbricks

Timing: Treatment First
- Treat first, so the rats already inside are dealt with
- Proof towards the end of the programme
- Proofing first can seal rats inside a subfloor void, which is the worst place for it
- In a property with no current activity, proofing alone is fine
- We will tell you which situation you are in
Drainage Is Its Own Thing
Neither service fixes a defective drain, and in older property it is a genuine possibility.
- Longer private runs with more joints
- Clay pipework that cracks and displaces over decades
- A failed run gives direct access from the sewer into the subfloor
- Proofing cannot fix it
- A drainage contractor and a camera survey is the route
- We will tell you if what we find points that way
For Landlords
Proofing is what reduces repeat call-outs. An older let property that has had treatment three years running has an open airbrick nobody has meshed — and £180 once is usually cheaper than £240 repeatedly.
Related Questions
Does proofing come with a guarantee?
We tell you exactly what we closed and what remains open. We cannot guarantee a defect we could not reach or one that appears later.
Can I do the proofing myself?
Some of it. Meshing an airbrick properly is achievable; doing it badly causes damp, so it is worth getting right.
Which comes first?
Treatment, then proofing. Closing the way out while rats are inside is not helpful.
