Two services, two prices, one order. Treatment removes the rats; proofing removes the reason they were there — and doing the second first is how people end up with rats gnawing out through the plasterboard.
Treatment: £190 for a flat, £240 for a house. Deals with the rats that are there now.
Proofing: £180, up to one hour on suitable small holes. Deals with the openings that let them in. They are separate services and treatment always comes first.

| Just moved in, want prevention | Proofing | £180 |
A rat sealed inside a building gnaws at whatever stands between it and the outside — cabling, pipework, plasterwork, door frames. And then there is a dead rat inside a wall cavity that nobody can reach for weeks.
Treatment first, proofing second. It costs slightly more in the short term and saves a great deal in the long term.

Worth its own note, because it is disproportionately valuable here and for a specific reason.
In a converted or purpose-built block you cannot fix the building. What you can do is make your own unit much harder to enter — sealing the pipe and cable penetrations where services come into your flat, the gap under the front door, and the void behind the kitchen units where it opens onto a shared run.
That does not solve a building-wide problem, but it substantially changes whether your flat is the one that gets it.
Proofing materials do nothing about a defective drain, and drains are a common rat route in older terraces and conversions.
Signs: recurring problems with no visible surface entry, activity around a ground-floor toilet or soil stack, or a property with known drainage history. Where we suspect it, we will tell you — and the fix is a drainage contractor, not more proofing.
The arithmetic usually favours proofing on a let: £180 once against a second treatment plus another round of tenant disruption. Combined figures are £370 for a flat and £420 for a house, published so it can be authorised without a quotation stage.
Some. Wire wool packed into a gap and sealed over is within most people's reach, and the under-sink pipe gap is usually accessible.
Two cautions: identifying which gaps matter is most of the skill, and expanding foam alone is not proofing — rodents chew straight through it, so it needs a chew-resistant material behind.

You are told before the work, not afterwards on an invoice.
Not necessarily. Mice pass through smaller gaps, so proofing done to a rat standard may leave mouse-sized openings. Say if mice are also a concern.
Sealed openings stay sealed. Buildings move, weather and get altered, so no proofing is permanent — which is why we will not claim it is.
